NEVADA LEGISLATION

The 84th (2027) Session of the Nevada Legislature is scheduled to convene on February 1, 2027.

Bill Draft Requests (BDRs): While specific dates for the 2027 session are typically finalized closer to the session start, Nevada law and joint rules usually set the following deadlines for BDRs:[1]

  • Legislators: Pre-session BDRs can be submitted starting in late 2026, though the majority are finalized leading up to the session start.

    • Returning/incumbent Assembly member: 10 total (4 due 8/1, 5 due 12/10 and 1 8th session day)

    • Returning/incumbent Senator: 20 total (8 due 8/1, 10 due 12/10, and 2 due 8th session day)

    • Newly Elected Assembly member: 6 total (5 due by 12/10, 1 by 8th session day)

    • Newly Elected Senator: 14 total (10 due by 12/10, 4 by 8th session day)

  • Committees / Additional Legislative BDRs: Committee requests and the additional in-session BDRs allocated by House leadership are generally made after the regular session begins. For standing committees and leadership allocations under Joint Standing Rule 14, the key early-session deadlines fall around the 8th day, 15th day, and related introduction deadlines shortly thereafter. For the 2027 regular session, those are early-February deadlines.

  • Executive Agencies / Governor: Executive-branch requests mostly occur before session. The Governor’s main executive-branch allotment is submitted on or before August 1 preceding the regular session, while the Governor’s legislative agenda requests may be submitted during the opening part of session, through the 19th day of the regular session. The Director of the Office of Finance likewise may request unlimited budget-implementation BDRs through the 19th day of session. For the 2027 session that means the Governor’s agenda and Office of Finance requests run into mid-to-late February 2027, not just before session.

Specific deadlines and to review pre-filed BDRs, the NELIS (Nevada Electronic Legislative Information System) website will be updated for the 84th Session closer to January 2027.

Mike Kosor Founder of Nevada HOA Reform Coalition

MEET OUR FOUNDER

Mike has demonstrated his commitment to fight for owner interests, not those of the developer or other typically influential parties. He won a landmark legal victory against Olympia, a local developer advancing Nevada HOA owner's free speech rights. He has served as an elected director on multiple HOA boards ranging in size from a 250 sub-association to a 9,000+ units master association. Motivated by a sense of service, Mike has since 2015, been impacting local issues such as HOA reform, Clark County’s unfilled community park commitments, and flawed development agreement oversight. Mike was appointed in 2025 to serve on Nevada's CIC Task Force.

Mike now uses his time, experience, and energy seeking reform of Nevada's HOA laws and its unique regulatory enforcement environment.

We’re on a mission to protect homeowner rights in HOA communities.

Our mission is to use a collective voice advocating for reforms as we and the HOAs we live in evolve.
